Before moving-in
- How fluent in Japanese do I need to speak?
- We do not have any Japanese language requirement to move-in.
Our residents have various reasons to stay at our share house such as“Those who want to interact with Japanese people while studying at a language school”, “Those who study Japanese by themselves”, “Those who came to Japan for working holiday program”, “Those who are eager to learn Japanese”, or “Those who cannot speak any Japanese”.
- How much is the initial fee?

The details of the initial fee
The contract fee: 20,000 yen.
A security deposit: 30,000 yen (If there is no huge damage or left items, we refund the deposit after deducting 10,000 yen as cleaning fee when moving-out.) .
Rent: Prorated amount.
Common expenses: 13,000 yen, but it depends on your house. *Prorated amount will be charged (Including the Internet, water, gas, and electricity bills).
Futon rental fee: 8,000 yen for the first time only (Only If you want. Including fitted sheets, a mattress, a blanket, and a pillow).
Parking fee: 500-1,000 yen per month (Only if you want. There are some houses with no parking space) - Is the initial fee refundable if I cancel my reservation after payment?
- In the event of cancellation by the customer after transferring the administration fee and security deposit, both the administration fee and the security deposit are non-refundable.
If you contact us at least 8 days prior to the scheduled move-in date: The rent will be refunded.
If you contact us less than 7 days prior to the scheduled move-in date, the full amount including rent is non-refundable.
You will be responsible for the bank transfer fee when you make a refund. - Can I move in on Saturday and Sunday?
- Saturdays are available, but we are closed on Sundays and holidays.
Move-in requires the presence of a staff member, and is available from 11:00 to 17:00 (last appointment). If you have unavoidable circumstances that make it difficult to move in during our business hours, we may be able to accommodate you with a self check-in service.
- Where is the first contract procedure?
- It will be done at the House or our office on the day you move in.
- What do I need to bring when I sign a contract?
- [Foreigners] A passport, a residence card, and emergency contact information(Someone who lives in Japan and can speak in Japanese) [Japanese] ID and emergency contact information(if you are a minor: someone from your family. If you are an adult: someone from your company)
- What are the payment options?
- You can choose either "Money transfer to a Japanese bank" or "Flywire (remittance in non-Japanese yen). Flywire" accepts Paypal, international bank transfers, and credit card payments. (Some countries are not available for this service.)
- How can I reserve a room?
- Please let us know about your preferred room, moving-in date, payment method, and other options (such as need for parking and Futon). Then, we will make a bill for a down payment and send it to you.
You need to deposit the down payment in a specified bank within three days after you receive the bill. All bank charges/PayPal fee must be paid by the customer. After we confirm your deposit, your reservation will be confirmed.
*Please be aware that if we cannot confirm your deposit by the remittance time limit, your reservation will be canceled. - What age of people can live in your share house?

Currently, we don’t specify any age limitations. We prioritize your purpose and communication ability when we have an interview. - Is there any deadline for renewing a contract? Is there any renewal fee?

We renew a contract yearly. If you are not intended to move out, your contract will be automatically renewed. There is no renewal fee. If you want to move out, please let us know a month ahead. - Is it possible to stay for a short period of time?
- Yes, you can stay for as little as one month. However, for stays of less than 3 months, the rent will be increased by 20%.
- What do I do when I have a problem?
- Pleases contact us immediately. We will take care of your problem as soon as possible.
- Is there a fixed-line phone?

No, there isn’t. - Is there a TV in each room? If not, can I bring one?

There is a TV in the living room. There is no outlet for a TV in each room, so even if you bring a TV, you cannot connect it. - Is there a shared computer?

There is no computer to share in our share house. - Can I use the internet?

Yes, wireless LAN is available. - Is there any parking lot for cars and bikes?
- Car, Motorcycle: If there is an availability, you can use it. The fee differs depending on the share house, so please contact us for more details.
Bicycle: If the share house has a bike parking space, you can use it for 500 yen per month(1,000 yen for Shijo-Karasuma House and Enmachi House), but some of the share houses may not have a parking space, so please contact us for more details. - Is there a lock in each room?

Yes. Each room has either a lock or a push-type key lock. - Are the landry and dryer coin-operated?

Using the landry is free. Some of the share houses have a coin-operated dryer and some don’t have a dryer. Please check the web page for each share house for the details.
- Can I smoke?
- Smoking is prohibited in the entire house of 8NEST. Please use a smoking area when you smoke.
- Can I invite my friends, family, or boyfriend/girlfriend? Can they stay over night?
- You can invite anyone to the house, but for the privacy, security and considerations for other roommates, letting someone stay over night is not allowed.
- Who do cleaning and taking out the garbage?
- All the residents do cleaning and taking out the garbage in cooperation with others. There is no janitor in each house.
- Is there a curfew?
- No, there is not.
- Can I live with my girlfriend/boyfriend?
- We are sorry. We do not allow couples or married couples to live together.
- Can I move to another 8NEST share house or a different room?
- Yes. However, we charge you a moving fee. If you want to change your house or room, please let us know and apply a month ahead.
If you move from your current 8NEST share house to another 8NEST share house, you will be charged a moving fee of 15,000 yen. However, the moving fee will be 5,000 yen only if the period of stay is longer than 12 months.
If you move to another room in the same 8NEST share house, the transfer fee will be 5,000 yen regardless of the length of your stay.
- Can I renew a contract?
- Yes. Under mutual agreement of both parties, you can renew your contract. In some cases, there might be a situation when you cannot renew a contract.
- Is it possible to have a corporate contract?
- Yes. Please feel free to contact us.
- Can I register my residency?
- Yes, you can.
- I am married. Can I rent your share house?
- Unfortunately, we do not accept a couple.
- What is the moving-out process?
- Please be sure to notify us at least one month in advance when you move out. And access the "Move-out Request Form" from the move-out documents provided to you at the time of moving in, and submit the necessary information. One month's rent will be charged from the date of notification, even in the case of a sudden move-out.
On the day you move out, a staff member must be present. The time for staff to be present on move-out day is 11:00-17:00 (last appointment). We ask that residents clean up their rooms so that there are no items left behind before leaving. We also ask that you clean up your room. If the room is used as usual, there is no charge for moving out. However, if there is significant dirt or damage to the room, or if there are leftover items, a separate charge will be made.
The security deposit will be refunded to the resident's bank account in Japan or via Paypal on the 15th of the month following the month of moving out. We do not accept cash.
- Can I stay for a short term?
- Yes. The shortest term you can stay is for a month. However, if you are staying for less than 90 days, the rent increases 20%.
- I am married. Can I rent your share house?

Yes, you can. If you rent a room as a couple, you can rent either a double room or two single rooms.
*Some of our Share houses do not have a double room.
- Can I live with my girlfriend/boyfriend?

Unfortunately, You are unable to live with your girlfriend/boyfriend
- Do I get the initial cost back if I cancel the reservation?

You do not get the administrative fee and deposit back if you cancel after you deposit the money. If you have paid the first month rent as well, we return the rent.
*Bank charges must be paid by the customer.
- Can I move in on Saturday or Sunday?

Yes, you can. A staff need to attend when you move in.
The available Hours for a staff to attend is from 10:30 to 18:00.
- Where do I sign a contract?
- At your share house or our office on your moving-in day.
- How Can I become an 8NEST owner?
- We are looking for someone who is interested in investment or becoming an owner who owns a property. Please check out the “For the property owners” page on our website.
